Is this hardwood floor ok?
Hey guys, I've always been a bit a lurker coming here for good information and recommendations, but after moving into a new house (renting) a few months ago something has started to really bug me. The house has hardwood floors and overall it's pretty nice, considering the houses age, however there are some (generally high traffic area's) where I feel the landlord has really neglected it, how honestly it doesn't bug me that much but having a closer look there is thousands of tiny little holes in these area's. I'm mostly worried if these are insects (particularly termites) that made these holes or are then normal for regular wear and tear? Also is it possible to "spot" varnish some areas? You can definitely feel where some area the varnish has completely gone and I was thinking of applying some just to protect the wood since the landlord obviously doesn't care (I know it's not my house but it bugs me leaving it exposed). Is it like a car where you cant just touch up one spot you have to do the whole area or else it will stick out like a sore thumb? I've attached pictures to show the areas of concern. I kept trying to read it, but the text had disappeared???
I mentioned it in 'Help' and DJ sorted it out for us.

Edit: I just noticed that you also posted the problem in the 'Upgrade' thread as well. We killed one bird with two stones.
In the pics, it sort of looks like old damage. The finish is most likely polyurethane, a specialised (usually water-based) floor formula. It looks like it's been applied over the (borer) marks. Is that the case, or does the damage appear to have happened more recently?
I can't really help, but am interested in replies on re-finishing/touching up a poly floor finish. Mine, in a rented house too, is wearing thin in places of high wear from chairs etc and scratched from my dogs. Gotta fix it sooner or later.

Pretty much why I posted this, this is all old damage, like I said I've only been here for a few months and it defiantly needs to be re varnished which I stated in the condition report there is one spot where I had my office chair and the plastic castors completely destroyed the varnish, I've since upgraded to hardwood friendly polyurethane castors but I would like to patch it up. As for the rest of the stuff I have no idea what caused it, I really would like the sand everything down and fill all the cracks with some woodputty and varnish it again but I have no experience in this. Just with my experience in automotive paint work, it would look gross. I'm really curious as to how those marks were formed though and why there are so many little holes
PS. A little more info, the house is very old and on stilts, it's an investment property for the owner and I don't think he really cares of the state of it.

The flooring in the pic is not hardwood, its pine, probably Baltic. The borer attack appears to be old and may have taken place under a carpet or lino floor covering. If not, then the floor has been sanded since the attack, thus opening the galleries. If the borers are still active there will be fine wood dust near the holes. If the floor has been polly finished it should be stripped to refinish. If oiled it can be recoated over the existing.

I'm with rustynail. The damage appears to be old and possibly even before the flooring was put down. Pic 3 shows damaged boards immediately beside good boards which wouldnt occur if the damage happened in situ. I doubt that it happened under carpet either as, in those days, carpet didn't go to the walls.
So, no apparent frass, good boards beside old boards, no sign of a carpet line changing the damage = damage before the boards were fixed.

To me it looks like old damage and that some of the boards have been replaced and yes it looks like pine to me also.

Yea all the damage is surrounded that boards that look fine, Why would they fix some but not the rest? Its a shame the damage looks gross if the landlord looked after this house better he would be able to get so much more for it....I guess thats an up for me, it was a really good rental price

Oil?
Would it be possible to use an oil finish? I am not familiar wit all the oils available, but someone here is likely to be able to help.
Seems that oil would penetrate the bare timber and protect it without giving you that "patched up" look, providing you could buff it off the areas that remain sealed.
