Setting up a workshop in an apartment garage
Hi everyone,
I'm considering setting up a workshop in my garage on ground floor of a 3 storey apartment building. As shown in the attached image, the ground floor of the building is divided into individual garage spaces and mine is located under my neighbour's living room.

I can foresee the pain of my neighbour having to live with the noises coming from the router, table saw and thicknesser downstairs, so I'm thinking how to address this issue.
Luckily all walls of the building are double layer common brick walls and floor slabs are concrete. The garage itself has a back window and a roller garage door. I recon the concrete floor slab and brick walls dampen the noise pretty well and the only issue is with the two openings especially the garage door. I'm thinking of building a rolling shutter near the garage door with the so called "mass loaded vinyl (MLV)" to soundproof the workshop.
I wonder if anyone has had any success with the Mass Loaded Vinyl rolls? Is it a good solution to the noise problems? Apparently it is not a cheap solution but I have no idea what else I can do...

I have no expertise in this area but you might also want to dampen the reflected sound.

Dust is another problem you will have to deal with and could be as big a problem as noise.

You most likely will need approval from the body corp if you have one. Not knowing how big the apartment block is, you may have issues with fire regulations as the area you are about to set up in is designated as a garage not a wood workshop. How about power points and lighting, what is available and what will you need, I'm sure you don't want to upgrade electrical circuits
What is your access like to get materials in and out? I dare say you will work during the day to minimise any issue with neighbours and if the door is open dust and noise maybe an issue and you don't upset the neighbours.
Join a man shed do the big stuff there and do the little stuff in you shed

It may be a good first step to have a chat with the upstairs neighbour before spending any money. If they are not on side then things will be difficult.
The fall back position will then be the Men's Shed as mentioned above and hand tool work at home.

A very good friend tried what you are proposing.
When he downsized he found a unit in a building where one tennant had a triple garage space and was restoring classic cars. My friend bought his unit with a double car space. The basement garage has quite high ceilings - 3 metres ? so first he installed overhead storage racks.
Then he got a "please explain" from the body corporate. They said he could do whatever he liked provided:
- moderate noise only between 7 am and 7 pm.
- zero noise at other times.
- zero dust escape from his "workshop". The guy next door has a Porsche!
- no use or storage of solvents. = fire hazzard.
- only PowerPoint is limited to 10 amps.
- we may add other requirements.
When he mentioned the classic car buff the response was "That's why we now have the rules...."
Luckily, he was able to sell the extra car space at a nice profit and was able to rent a free-standing garage/workshop nearby.

Thank you all for your post. I wasn't aware that I would have so much obligations to meet. Sounds pretty daunting frankly. Yeah I would try to see if there is any man shed nearby.

That's the reason for the warnings. My mate had owned his own free standing houses for 50 years and then downsized into a fairly large unit and then found that he had to live by other peoples rules...........
