    Default Ballpark $'s for extension

    I have had plans drawn up for a two storey extension on my house. It is relatively simple with downstairs being a 10m x 4.8m garage with auto door and the upstairs being a verandah / balcony screened down the 10m side with timber slats. The is also an internal staircase from the garage up to the balcony. We will also be extending the existing roof to cover the balcony.

    I have given the plans to a builder and I'm waiting for the quote. Has anyone done something similar or able to give me a guesstimate range of where they think the quote will come. I have no clue whether I should be expecting $50K or $100K.

    The price may Depend on many factors. Is the first floor a suspended concrete or timber framed? What are the floor finishes? What type of roof? It the site relatively level or will you require cut/fill and retaining walls?

    Rough guide is about $1000 per square metre. Add 10% or so for two storey.

    It's timber framed with 18mm sealed board which will be tiled. The site is level. I assumed the construction itself would be the major part of the cost so left these details out?

    Default My extension ballpark cost

    My extension is single storey on a suspended polished concrete slab. Class "A" site (easiest to build on). Size approx 36m2.

    Ballpark 3300/m2 = 105k.

    Their (the architects ) response? Ok we'll sharpen the pencil.
    My response? You can start by knockin' 33.3% off! :mad:
    Their response ..OK!

    I reckon about 70k will pull it up and that includes a new kitchen, two 3metre wide trifold external doors, polished concrete deck and verandah, reroofing the original part of the house and landscaping.

    I reckon you could be looking at anything between $1000 and $2500 per sqm. Sort of depends on a squillion different things.

    Here's some costing estimates I came up with for our extension

    Renovation Costs etc
    There was a young boy called Wyatt
    Who was awfully quiet
    And then one day
    He faded away
    Because he overused White

    We just paid a Quantity Surveyor $300 an hour to do some estimates on the cost of constructing a car park. It's bloody hard work obviously. If you can, get hold of a copy of the Rawlinsons Construction Cost Handbook thing. You're library might have it.

    Just checking......two storey.....residential......high standard finish..........1300-1375 per sqm. Thats construction, not extension though.

    New building costs are at present about $5000 per square.( 1 Square = to 9M2 )
    For extentions it could double depending on whats needed.

    Jeez, builders up here are quoting $10k to $14k per square. I shoulda built the new house down there and had it shipped up!

    I talking to a mate of mine last week whos a small time builder.
    I was telling him about the house we are thinking of building once the Craporioum is over and done with.

    And he said $5000 per sq is about the going rate.

    I think the volume sausage factory builder would do it for about $3000 per sq. ( that would be their cost price )


    Im in the procces of drawing up some plans, it'll be solid brick of course.

    Your average 28-30 odd sq. brick veneer is $300,000+ up here. Even Masteron Homes charge over $200,000 + site costs for a 26 sq. MacMansion.

    The retirees from Melbourne must scream like stuck pigs when they get their dream homes built up here then!! Some of these retired people build mansions, don't know why they need such big houses when there's only two of 'em. Anyway, it's their fault that local people can't afford to build a house any more.

    Here is a local paper clipping, showing new house prices on your land.

    It works out to $6000 per sq.

    $6000 per sq for a new project home sounds about right. But dont forget that price does not usually include floor coverings, curtains light fittings etc etc.

    You would probably pay at least double that price to get the average builder to do some work and even more again for an extension.

    Just out of interest, im working on a new house at the moment where the owners are paying the builder $5000 per square metre for their new 'weekender' in the country. Yes that rate is per square metre.
