Hi All

I / we have recived a quote for repair of a range of house stuff - repair of verandah and replacement of bullnose, repair of bearers/joists, replacement of floor in bedrooms, and the addition of new bearer under the lounge floor - to me it seems a little high - any advice most welcome:

Verandah ($6000) - see photo
remove existing decking, joists, bearers and stumps
supply and fit new concrete stumps
supply and fit new F17 KD bearers / joists
supply, fit and stain jarrah decking

V Roof ($3500)
remove existing iron and supply new iron
replace a damaged hip rafter and common rafter near front door
repair a damaged facia board on gable (repair end only)
make good any disturbed paving

Bedrooms 1 & 2 / living room ($9,000) - bedrooms are 4 x 3.5
remove flooring
straighten existing floor joists
check hall subfloor while floor is up
supply / fit new particle board flooring - gluded and nailed
(includes hypothesized replacement of 4 joists and 4 stumps)
supply and fit new bearer under lounge and 3 stumps (whilst bed floor is up) - to remove any excessive floor bounce.


There are a few other items but these are the main ones. I'm presuming that stumps wont be necessary because the housewas restumped in concrete around 10 years ago - so unless any thing has moved dramatically...

Any input would be great.

Not identical to your job but some information:

Quotes for a 12.5 sq house in Melbourne:
replacing cement tiled roof with colourbond ~ $7000.00, replace gutters $1300
repainting cement tiled roof, rebedding and pointing and new gutters $4500, $4400, ($3000 if no rebedding and not replace valley iron or chimney flashing)
