    That's in the works, but they can't seem to agree between themselves what their requirements are. I suspect the current trend to subdividing house lots into several units has had them hastily rearranging regulations and that they may be reconsidering some things that they've permitted recently.

    Yep. I believe that in our council it's only 0.9m from the fence line, but there's also a minimum clearance from the eaves for a freestanding erection. The existing garage wall is on the fence line and I'm hoping I can continue that line with one wall of the shed to gain as much floor space as possible.

    You're probably right, I wouldn't be surprised if all my plans need to be thrown out the window and that I'll end up working from a car-port with tarps hanging off the sides.

    this might be the "killer" arguement for continued "ownership" of the garage
    I don't think so; logic hasn't worked so far. But time, a little stealth and piles of timber slowly growing until she can't park without knocking 'em over should do the trick.

    Most councils will allow brick walls on the fence line.

    Sorry Skew. I posted before but only on the subject of the mezzanine idea.
    I would certainly give 3 phase "space" in my shed if I could.
    As Jim said, doing it first up is cheapest and the added grunt you get with 3 phase machinery is a distinct advantage.

    I have a standard height shed with a mezzanine "shelf" so to speak. I am a short fella and made it just above my head height and bugger anyone else's head. It is 1.2 x 7.5 metres and holds all the stuff I don't need on a daily basis and all HER stuff that we can't do without but never use and all our son's spare karts and crap that he never uses because he can only drive one at a time. This shelf has the restriction of only having crawl height between the roof and the shelf but it is so handy I would not be without it. One of my benches is under it so that floor area is not usable anyway and I have found that the lack of height in that particular area of the shed is not a great problem as I have plenty of area not under it which in the OP's case he does not. Another way I gained room was the bottom story of my garage is underground, we had a large steeply sloping area so it was excavated level and this became a workshop with the garage for the cars on top of it. The only problem with that, even doing the majority of the work myself was it became hugely expensive and I stopped counting when we had spent more than what the house and land cost us!

    Kilsyth. Sadly, just a block over from that Waldo character - it's the same council shire we're currently in.

    We were looking at moving out Koorumburra way but would've lost Dad's care entitlements, which are pretty substantial.

    Skew, if you can get three phase to the house for any reason at initial moving in, DO IT! As has been said, if in the future it needs connecting to the garage , it is already there to be able to do so with out another lot of paper work. Amos

    I got the sparky to put in the cabling for three phase in case I ever need it. Figured it would be cheaper to run the cables at the same time than to dig a new trench and lay conduit later. May never need it but it's there if I do.
