    Default Container/Tiny home

    After a couple of years in a caravan,it's time to move into a dwelling a little larger and more comfortable.
    My block is just under 1/2 an acre so plenty of room for garden and pool.
    However I am not overly keen on engaging builder/tradies at this point in time as my faith in the building industry is severely compromised...I don't trust them!
    Hence I'm swinging towards a pre made Tiny home and/or a container home.
    If council allows I will get 2 Tiny homes on my block as I need to accommodate another person (friend)

    Have any members purchased a Tiny home and what are the pitfalls,if any.?
    Hoping to go off grid too so a decent solar set up required.
    Any suggestions as to where to purchase a Tiny home would be most helpful.
    I live in Nth Qld so need to sort logistics regarding transport etc
    Any thoughts welcome

    Talk to your council to see what the rules are first. A lot of councils have a maximum of 2 consecutive day stay in a tiny homes up to X days a year. Basically they don’t want them to be used for permanent habitation
    I have heard of people being forced to remove them

    As Beardy said, you should probably check the regulations first.

    Generally, my impression is that providing the "dwelling" is transportable, there are few restrictions. being transportable is a restriction in itself. It probably needs to be on a trailer to comply with this or a shipping container comes into the same category without wheels as it can be placed on a tilt tray or a semi in the case of 40 footers.. Often tiny houses are actually based on a shipping container.

    My sister and her partner placed two tiny houses on their block, although they are on a much larger rural block. Their houses are basically shipping containers (the four corners anyway) with sections that fold either side to effectively triple the area. While they work ok, I think they have been disappointed with the build quality. Also, I have seen similar dwellings much cheaper now. I guess I am suggesting you should check anything you are considering locally and not just buy from a brochure.

    The sister has solar and a diesel back up for electricity.

    There are a number of Tiny homes in town NOT on wheels or trailer.
    And I mean TINY!
    I don't think too many houses here are council approved either but that's another story lol 😆
    I'll definately peruse the council website and try to ascertain what is allowed and what's not.
    Is there a size limit that defines when a house is 'Tiny

    Where looking to build a Granny House (it's not a Flat) on my daughters land with a Shipping Container Shed (2 Containers spaced apart with a steel frame between forming a workshop)

    With a Granny Flat in our part of QLD you are allowed 90m2 on Rural & 60m2 in built up areas, but a Granny Flat is a secondary dwelling.

    In your case you would want to class one Tiny House has being your primary dwelling and the other has a Granny Flat.

    Are you wanting to go down the Tiny House route because your land isn't zoned has being residential development land?

    We aren't dealing directly with the council planning department, but have paid fees to a Certifier to obtain council approval.

    You mentioned living in a Caravan on your land, so in my part of QLD you would already be breaking the rules, unless you already have permission to do so and if you do then a Tiny House would just be an upgrade to your Caravan.

    It is not the size that is the determining factor but the classification. A tiny home is road registerable and needs to comply with those relevant regulations. It is not considered a building structure so not subject to complying with the Building Code of Australia

    Where you have the potential issue is complying with your local council laws around usage, sewer and power services etc. Sone councils are very strict and don’t even allow shipping containers to be used as long term storage others not so much. I know there was a crack down in my area and a number of tiny homes had to be removed

    Best to enquire as to how your council feels about it all
