The dream starts. The block is cleared (only where the house and shed will be) and the drive built. We have acepted quotes and they start the set out today, so full steam ahead if the weather holds. Will post pictures later.

Hell Cliff
The East Coast towns of Orford, Swansea and Coles Bay have some of the most expensive realty in Tasmania - on a par with Sandy Bay and Battery Point. Move four miles up the coast to Triabunna or go down to the peninsula to Dunalley or Nubeena and prices halve.

Good Morning SB
Welcome to Tassie. Lalla's a really pretty spot - you should love it there. And only two hours drive from Hobart!
Perhaps I could talk about some sub-optimal features in a couple of local sheds -
* When I bought my shed, complete with a house, I assumed that the concrete floor was flat and level. Its neither. Every time I move something it wobbles until I chock it. PIA.
* In summer, it does not get dark until after 9 pm, but conversely, in winter it is dark by 5 pm. To get value from your shed you need really good lighting - about twice as many fluoros as you think are too many. More fluoros is always on my to do list!
* Mates shed has underfloor foam insulation and thick spray on foam insulation on the walls and roof. The rolladoor is not insulated and really radiates cold into the shed.
* My shed has brick walls painted with pink primer and a wall and ceiling of estapolled pine VJ. Looks good, but absorbs light - lighter colours would be better.
* Think about installing a wood heater in the shed. Easiest to install the flue as the shed is built and before insulating. Firewood costs $100 ton in Hobart, should be less in Lalla, and I often recover usable select pieces from the firewood stack.

It's been a few weeks but Sh#t keeps happening with council thinking they have a right to discharge their road storm water directly opposite my shed and house via a culvert. It comes down the hill directly onto my property and is destroying my batter and slab areas. We managed to get it under control with no help from council what so ever and now got some drainage and driveway culverts in. As you can see they have at long last started on the shed foundations and slab. Should be down in the next week and then we start the erection of the shed. This build has cost me heaps of cash in earthworks and control of councils induced flooding so I can't afford to get the house slab built as I have run out of money for now, I can cover the shed build of course.

Hi,
Good to see you have the priorities right, No. 1 the Shed.
Seriously though probably better to discover the problem now than when all your gear goes sailing down the hill.
Best of luck with it all

You can live in a shed but you can't do woodwork in a house, well, you can but SWMBO won't like it.

We have concrete!! It's only 2 months late but we got there in the end, I understand that we wait 2 weeks and then they start the shed itself.

Hopefully the build starts, the shed kit arrived early today so I expect they have made a start. Can't wait for some photos to arrive.
