Need some advice on a home renovation, hopefully someone could guide me. I bought a house 2 yrs ago, its a 90yr old rendered full brick house, with a timber/clad extension off the back of the house build approximately in the 70s which comprises of a kitchen and bathroom. I intend to do a renovation to the extension, firstly put a new kitchen in, re-gyprock, new fittings, new floor covering (basically a full renovation) with an outside deck. The only issue is that extension was not on the plans when I bought the house.

The deck I wish to build is about 28m2 (low level deck ~200mm off the ground) which is greater than the 20m2 they let you have for an exempt development. If I submit plans to the council, and they need to inspect the deck they may have something to say about the previous extension. How would you approach this, as I don't want to create any extra pain for myself. If I need to make it comply, will the council come out and tell me what I need to do to make it comply or is there an independent company which will do this for me? I'm not too keen to ring the council up and give out my address if I will get trouble. Ideally I would like to put the new kitchen and deck in without going to council
