This is my first post (of what could be many) requesting some advice.
I am just going through the purchase of a 1915 timber cottage in Perth and my pre-purchase structural report has indicated that the hanging beam in the ceiling is "overspanned" / "under designed".

I will call a few builders to get a price to rectify but I was just wanting to put it to the forum to see if anyone had a similar issue, is it a common issue, and how they fixed it.

The original house was the std 4 room central hallway cottage built at the time. total width is about 9m.
