Hi everyone reading this. I am new to this and look forward to getting some good advice when I need it.

I am a registered builder and find myself dealing with problems every day in the building game, which I find quite a dynamic industry to work in.

My current problem is in the trade of plastering and hope to get the advice I need to solve my problem.

We are currently building a new house in a bushfire zone of FZ which will have a living grass substrate on the roof. The roof structure is made up of fyrecheck plaster with sisalation over it then structural ply and finally a pvc waterproof membrane atop.

The plaster has become damp with black spotting of mildew to the underside which is seen from below. I have been advised to replace the plaster as it no longer holds its fire rating properties due to the moisture and has become redundant.

The cost to replace means removing all linings and start again. Will the vermiculite in the plaster become inactive due to moisture?
