My 38 yr old tiled roof has chronic leaks. In some places the overlap of one tile leaves about a 20 mm gap. Wind can blow water under. During heavy rains , (and we have had some lately) the water enters. In other places the gap appears to be OK but moisture sort of sweats from under the tile. I have tried to close off excessive gaps with some compound and have been partially successful but I still have at least 12 places that are lletting water in by various degrees.. This only happens from about half way down the roof so it must be a question of volume of water not being handled. I was thinking about covering each tile overlap with a strip of lead.
Does anyone have any experience and/or suggestions?
