    Hi,

    I’m getting some quotes to replace my 1958 corrugated iron roof in Hobart.

    Current there is no sarking. Just iron nailed to rafters.

    What are the probing questions I should be asking the roofing guys to make sure I get the best outcome? I’m thinking:

    1 - can they top up the R2 batts while they have the roof off?

    2 - should I (or they) replace gutters and paint barge boards while they are at it?

    3 - what are the correct number and placement of down pipes? Currently looks like one side of house doesn’t have storm water so down pipe drains on garden.

    4 - old style skylight is very poorly insulated. What are my options?

    5 - what are the pros/cons of different colour roofs? Eg dark will get hotter.

    6 - is there any advantage of sarking or those insulation blankets that go directly under the iron?

    7 - adding solar panels and solar hot water is a completely separate job and doesn’t need to be done at the same time?

    I’m finding that roofing guys are pretty keen to just rip the old roof off and do the minimum to replace it rather than entertain the idea of doing other stuff while it makes sense.

    Any tips of what I should focus on?

    New battens, must be screwed with batten screws, minimum requirement is sarking (anti condensation) but strongly suggest air-cell insulation, downpipes max 6.0m apart and if there is a valley must have one within 1.0m of it, get metal fascia installed, depends how old the skylight is and if it is glazed with safety glass, if it is timber framed, get a new one. Easier to upgrade insulation at time of re-roof but can be done later.
    Replace all gutters. Colour of roof isn't that critical with air-cell insulation and min R4 in ceiling.

    I would definitely be looking at including insulation at part of the installation. I personally would be using the space blanket type like this in the highest rating available Earthwool R1.8 75mm 12m2 Space Blanket Under Metal Roof Insulation
    Whilst there are a number of products that can give the same rating, the advantage of this style is that it deadens the live ring sound you get from a metal roof in rain. Your current roof will be of a heavier gauge than it’s replace so will be louder than you are currently experiencing
