Hoping you can help with a second storey question. We have a single storey brick veneer house with a raised timber floor (if that's the right term) on bearers and joists , as opposed to a concrete slab. The original 1984 plans from council show that there were footings put in for a future first floor addition. The previous owners did mention this to us when we bought from them a few years ago.

The structural engineers asked for drawings showing how the footings were constructed, and would like them before a site visit. Council only have the architectural plans which show the location of the footings only. We need to find out if the footings are adequate. But how?

I spoke to the builder who is still in town! Of course, he has no specific memory of the job, but said that the standards relating to the steel inside the footings have changed since the mid 80s and that even if the footings were considered adequate back then for a second storey, they probably wouldn't be now.

So how can we determine if the footings are adequate? The structural engineer mentioned a soil test but was vague on details.....
