Got the final quote for our proposed patio replacement today.....

As I posted elsewhere I was surprised at the cost of the concrete so I will take that out of the scope for the patio builder.....

The design and style look good.

I done some research on these guys and they have no listed claims or complaints with the local building authority.....

What are people opinions on the cost quoted for this work....

Overall area 90sqm
The patio is effectively divided into two areas a gable area, 7m x 8.5m and a flater rood area 7.6m wide and 3.5m long
Includes:

  • Build new gable 'A' Roof approx 7m wide, 8.5 length at a pitch of approximately 15 degrees.
  • Roof attached to existing colorbond roof and extender brackets and sealed.
  • Existing guttering replaced, and extra down pipe added, existing down pipes replaced.
  • Roofing selected colorbond trmdek/supadek profile.
  • FC lining to rafter.
  • Quality building blanket insulation.
  • Rear gable FC infill , down to beam height.
  • Front gable FV infil down to ceiling height plus horizintal slats 65x19, 25mm gaps down to ceilingheight..
  • 600 deppe frieze to front gable. 65x19 vertical slats, 35 mm gaps.
  • Roof B 7.6m x 3.6 m approx 3-5 degree sclope. Trimdek/supadek profile.
  • Attached to existing facias, new gutters.
  • All Posts 150m x 150m cypress pine sawn
  • Balustrade 2 rail breadloaf, 65 x 19 vertical slats.
  • 2 gates max 1m wide
  • Down pipes connect to existing system
  • $600 worth of electical labour...
  • Timber framing is plantation pine, F7 and treated to H3 specification.
  • Posts set on galvanized stell footing brackets....
quoted price is $40K.....fixed, excludes concrete and paiting/staining....
