We just purchased a home that has an extension that has not been council approved. I am worried we have made a big mistake and could be up for a lot of money and head-aches. Our plan of action is not to say anything to the council and hope they don't notice. Does anyone know what will happen if the conucil finds out. Will we be fined? If so how much? And how much does it cost to get council approval? And if we do go to the council for approval will they still fine us because it was built without approval?

The real eatate agent who sold us the house told us it wasn't approved and wrote a clause into the contract saying the vendor was not responisble for any future costs involved. She told us that we should just not say anything and the council will not even know. But now I am begining to doubt her motives for telling us this, is it possible the reason they sold the house was because the council was on to them and they wanted to avoid the costs themselves? The house did seem to cheap to be true.....
