So, we went to have a look at a house down the street last weekend, just to get an idea of what was being purchased in a particular price range. It was....well, ugly doesn't describe the interior decoration and layout, and the garden smelled of cat (there must have been 20.) Even our shabby, needing paint house with outrageously untidy garden looks a thousand times better. On the spur of the moment we asked the young agent to come give us a kerbside valuation.

Well, wow. Even as it stands, partly renovated, he could sell it in days. And the price? Nearly 100k more than I paid a year ago. If we painted it in and out, and did the bathroom, a bit more. The cost of our renovation plans, or possible granny flat would not add enough value to proceed with the work. Turn the house back into three bedrooms (one of them is two bedrooms that have been joined into one long ago) (easy, $400 job by adding in one door) would be a perfect solution.

So now we are wondering...sell, not sell? The mere thought of packing up to move makes me choke!
