OK so Cecile and I have been in the house about a year now, mess is worse; money is getting tighter and the weeds are growing faster than I can pull them out.

We have been thinking about the repairs and modifications we need and want to make to make this house easier to rent and or sell when we reach retirement age in a few years.

Making the house as efficient as possible is a given, so thanx but no comments on insulation or green technology as we will ask pertinent questions in the relevant sections.

Our garage is falling down, we both want a walk in robe and en-suite bathroom, I want choox and a vegie garden and a decent music room / Home theater set-up, she wants a cat and neat tidy and pretty ( I am a 8.5 on the Slob-O- Meter ) we like to cook and entertain so a decent area for eating and cooking is high on the list.

We would like the house to have room for family or a paying guest so I have suggested knocking down the asbestos sheet garage and putting a huge ( read the biggest we can finance ) man-cave/garage with a granny flat on top.
Council said no problem with planning permission and we can build to 3000mm high on the boundary and go back to the easement which is 2400 from the rear fence.
We cannot decide on priorities here, not looking for advice here so much as comments or hearing from anybody that has done something similar.
