    Not far off the mark Phil. It is just to confirm the description of the property matches the reality. From their car. In our case from the road which means a very cursory look.

    It's the unfortunate fact that when you want someones (the banks) money, they won't dance to anyones tune but their own!

    Your application is somewhere in a stack. They will get to it, eventually. When we moved into our place we had a similar problem with timing. We just moved in and then told them after the fact. "You can't do that", er umm, guess what? We have. Fait accompli!

    When we looked at the property we did the peering thru doors and windows thing, while waiting for the agent who then had forgotten the keys. They were in his office, 55km away. When we had the keys we found that the glass sliding door we were peering thru had never had a lock on it in 50years and there was a set of keys in a kitchen drawer. The house had been empty for 5 months. Meanwhile the agent had left, leaving us to lock up. Trusting soul's around here.

    What you need to remember is that a bank is a place that will lend you an umbrella in summer but want it back at the first sign of rain. Welcome to the world of finance.

    The days of home loans being approved by your local manager are long gone (if indeed you still have a manager). The branch only processes the paperwork, the actual approval process happens in a centre across the other side of the country or overseas and is done by a computer program. There is little or no flexibility in the system. All the boxes need to be ticked. If you are lucky you will find a loan manager who knows the system and that can make it easier to comply with the system's requirements.

    It all takes time and it's very hard to rush it I'm afraid.

    Very true. We had a number of account managers that greased the wheels of commerce for us. Sadly all finished now. We have to ring a 13 number and wait in the queue. Tis is something I have a serious aversion to.

    On thing I find very frustrating with banks. They will not talk to you unless you can provide proof of id that is impossibly strict. I tried to get info from a bank I was not a customer with. I did not get anywhere because I could not prove my identity. I was just making an enquiry. I needed to access money from my bank when in Melbourne after swmbo had a serious car accident. My bank refused to speak to me because I could not answer their security question. Luckily a branch was nice enough to do a signature check. I am very happy I can finally do internet banking from my phone.

    In the Bank's defence, that is not their fault - it's a requirement of Federal Government privacy laws and the penalties on the Bank for a failure to comply are quite drastic. Because of the number of opportunities for staff to get it wrong and leave the bank open to penalty they tend to err on the side of caution, once information is released to the wrong person it's impossible to undo the wrong and cases of fraudsters using social engineering to obtain information are legion within the industry.

    Yes and no. I am aware of the security requirements.

    1. They had one and only one question. It was a question that I did not know the answer to. Even Centrelink has a couple of options, or used to anyway.

    2. I only wanted a contact number for my account manager. She would have been easily able to i'd me. And how many people can quote a recent deposit made to their a/c that is not an auto deposit. I could not even picture such a deposit at the time. I just don't get adhoc money put in my a/c.

    A question I keep asking myself is what if I wanted to ring a bank to open an account as a new customer? Sorry sir, if you cannot answer our questions......

    If a fraudster had enough information to get that far, they would have made a deposit to my a/c before ringing the bank. Great security question, not. LOL

    My wife and I (Well OK my wife) makes it a yearly ritual to look at all the home loans on the market and their comparison rates. If we find a cheaper rate and a package that suites our lifestyle then we make an appointment with our local bank manager and give them an opportunity to make a better offer. If they don't then we leave.

    So far we have managed a better rate/package on a couple of occasions. My wife and I have a reasonable long history with multiple home loans with the same bank. While they may have the money, there are plenty of lenders out there!
