Help Need Ideas for Overhead storage/suspension points in New Garage

Currently in the final stages of building our new townhouse, which has a dedicated garage for my workshop, it is underground, reinforced concrete and at the moment it is just a bare shell. I want to fit some overhead storage for timber and the like, but would like to be able to adjust or rearrange it without have to drill new holes.

I'm looking for an attachment method that I can have the builder fit to the ceiling. So that I can then add the storage or hangers at my leisure.

I'm thinking a T Track system or maybe just 4x2s attached at intervals?

One of the reasons I need to do this now is that the garage is underneath another apartment and I don't want to be drilling into their floor after they have occupied.

Has anyone done tis before? Any Suggestions appreciated, and yes it will have a beer fridge

the obvious question (at least for me) is -- has the ceiling / floor of the appartment been designed to allow any significant load to be slung from it?

one other thing, I'm assuming that the garage and appartment will be on separate Strata titles. In which case neither you (as owner of the garage) nor the appartment owner, actually own the concrete you're proposing to attach things to.

The Load bearing capacity of the ceiling is not an issue, as for the ownership of the concrete,that is a good question , one that I want to avoid by having the work done by the builder before settlement occurs

See if you can get him to run a heavy steel RSJ from wall to wall. Then you can put a skate on the RSJ & hook a chain block on the skate - it is incredibly handy for assembling machinery and/or lifting heavy bits of machines when doing repairs & maintainence.

It should also add to the resale value of the property if rev-heads can use it to work on their car. Even if building is too far along to have the RSJ embedded in the wall, it could be placed on top of 2 brick piers instead.

the strongest option would be hangers attached to steel plates placed on top of the concrete -- i.e. under the carpet in the appartment you don't own.

mean that the strata subdivision has already occured? in which case the body corporate almost certainly owns the concrete.
even if the strata subdivision hasn't occured, I suggest you get some good advice before making any structural modificatons to the slab.

your "best" option might be pallet racking down the sides of the garage
I'd be wary of loxens and the like drilled into the underside of the floor -- it would be too easy to overload them and when overlaoded they tend to undergo sudden failure.
