buying property with 'illegal' building

My 65 y.o mum is looking to buy a property in suburban Adelaide (unley council) and the property has a well built steel framed shed on it. Not on the plan though, and owner says he will remove if she wants it gone. Trouble is she likes it and it's a good space approx 5.0m x 5.0m. Would cost a fortune to rebuild one similar. Nice pro looking concrete floor (i had a quick dig around and saw piers in corner much deeper than slab)/ nice cladding and lining, separate ELD make me rest easy that it won't fall down on her, but where would she stand on insurance for contents/ public liability, resale, etc.
