    Question Workshop/shed space!!

    Hi guys!

    I have been looking for some shared workshop/ creative space, co ops in melbourne to start a small furniture and craft workshop but seem to be struggling to find anything suitable and and affordable hence the idea of finding others that may be keen to do something or may know people that are also looking for workshop space. i have spoken to the vic woodies assoc and they where about as useful as ........ you know what!! I guess one of the big factors with woodworking is we need a little bit of space we love a bit of noise and YES!! we do make dust!! these are the probs you face in creative spaces with others not like your own!! so if anyone has a possible idea or is interested in finding some space i would love to have a chat to see what we could come up with.

    There must be one of you woodies in melbourne that has some space to sublet!!
    help a woodie get started!!

    Exactly which bit if general area of Melbourne are you thinking?

    A mate and myself rented some space down in Dandenong a while ago to do some work on our cars/other projects

    We got a factory 1 street back from Princess Highway pretty cheap. Had large roller door with a built in office that we used for a fridge and internet for when we were there. All up was around 110 square meters and was about $140 a week + bills. Had 3 phase installed.

    When we halved the cost of everything down it worked out quite cheap and was much easier to just do the work down there then to try at home in the shed. We had the place for around 8 months and found it to be very useful.

    I have actually been thinking about getting another one, but the said friend is not really interested in another factory. Depending on your location I would be interested in sharing some space.

    When we had the factory we were down there until midnight sometimes on the grinders/sanders and spraying with compressor etc. No one around to hear the noise so not a problem there

    Hi tea lady, i am living in prahran east and currently working in north melbourne so i am open to somewhere reasonably central though depending upon what you may be looking for we could meet half way or think of an option that suits all price/location, i am looking at spending a tops of 100 a week as i only want to do 10 to 12 hours a week there after work and on weekends, so hence if there where a few of us we could get a small woodie hub happening and to do what we love to do, create.

    Let me know what your thoughts are and what area you live in and we can go from there!!

    hi guerd87,

    thanks for your interest, sounds like you and your friend had a great thing going, exactly what i'm searching for.

    As mentioned to tea lady i live fairly inner melb and i realise most factorys ie richmond etc are hugely expensive so the radar and mind is open to poss ideas that could suit a few of us and as a passionate woodworker we can work together. from your experience when you had a factory before does dandenong seem to have a good selection and reasonable rent prices?

    let me know what your thoughts on location are or your limits for travel and we can plan it out between us all, thanks for the reply

    I think I'm a bit too far out. In Belgrave at the foot of the Dandenongs. Takes an hour to drive to Hawthorn. It would mean I would never get there.

    The factory we had was quite old and was a good price, but ive been doing some searching around and its not uncommon to find something like 80-90 square meters for around $150 a week

    Being in Pakenham I would be willing to travel to clayton for trips or even bayswater, Although the prices seem to go up in these areas

    Just done abit of searching and found these factorys:

    Dandenong South/Keysborough
    113 Sqaure meters - $9000PA

    Clayton
    120 Square meters - $13500 PA

    Bayswater
    158 Square meters - $11050 PA

    This was just a quick search, but youd need to have a good look around for some good bargains

    I dont really know any other industrial areas up near your way, so you may need to have a look yourself at some of the cheaper areas.

    hi john,

    great work!! I have also done a little bit of searching i found one in morrabbin which was about 9000 a year for 115 sqm which looked reasonable and i'm still humting hi and low and it seems that there is no shortage of rentals it's now just a case of narrowing down prices, locations so that we are both happy and on what space machinery requirements you have and i have etc.

    I'm wanting to purchase a combination machine as i have got to a stage where i need to be more productive ie furniture than wood turning and craft so it would take a sizeable footprint but i think 100 sqm between us should be more than suitable.

    is there any requirements big static machines etc that you need to set up that would take a large footprint in a factory?

    let me know your thoughts and we can stay in touch to nail this throughly!
