    Edit: Hang on a sec...yellow tongue OVER milled boards? Nah. If I was going to permanently use yellow tongue the boards would go on top of it. No point in busting a nut making my own boards only to hide them The bedrooms at least would have YT on the joists and be carpeted, but the permanent wooden floor areas would be boards straight on the joists as you say.

    Quarter sawn vs Back sawn? Depends on the specie. Laying floor upside down to settle in? Mad if you dont. Quarter sawn only good for furniture? Total rubbish. The best flooring comes from resawn seasoned timber.

    I have a lucas mill and timber on the property so it seems a big advantage rather than forking out 15k + for decking.
