We are looking at doing our renos next year and had a builder come in and said it would take 3 months to complete. Said our renos were more labour intensive then material intensive. His price that came in was ridiculous. Didnt want the job because of our stairs. Know this as he is my best friends brother in law. So i thought we may look at getting the builder we use at work to just do it on hourly rate plus materials.

I am trying to put a budget together so we dont have a nasty surprise.
I have price for kitchen, windows and timber flooring. Think they are the big ticket items.

Worked the labour on 3 months at a $70 hourly rate.

Only thing i dont know is:
Wall cladding for enclosing balcony. Material only
Price to run electrics and plumbing through bulk head from one side of house to other. Material only
Gyprok for bulk head 70mts long big enough to run plumbing and gas. Materials only.


Does $70 per hour seem reasonable to work on. Personally i cant see three months work in it.
This is what has to be done.
Knock out 3 windows and replace with 2 bigger windows.
Take out sliding door and replace with bifold.
Time 2 weeks.

Build a 4mtr long clad wall for windows to sit on to enclose balcony.
Level floor to match existing floor in house with cement sheeting or something along those lines.
Gyrpok ceiling. Only about 15sqm.
Time 2 weeks.

Run electrics and plumbing from one side of house to other through bulk head. Probably about a 15 mtr run.
Time 1 week.

Build bulk head 70 mtrs
Time 1 week

Clean up eg render etc
Time 2 weeks

Total time 8 weeks.

Do you think time allowance is to little? Dont mind if i have allowed to much time as then it would work out cheaper.

Then also get kitchen, windows and flooring done. Not included in labour costs as they have been quoted on seperately.

Would 20K cover material only for the few things i have listed. Eg Bulk head material, electrical and gas material, wall cladding and gyrok material.
